Where do I start?
We will support you throughout the whole rental process. Once you have expressed an intertest in a property, we will take some details from you. These will include your employment details, how many people will be living in the property, how long you wish the tenancy term to be and when you would like to move in.
Then we can go ahead and arrange a viewing.

Reserving a Property
Once you are happy to go ahead with the property, we will take a holding deposit from you equal to one weeks rent. This will be deducted from your first months rent once you move in. We will then need to send you a reference request along with a consent form for your ‘Right To Rent’ check, for you to complete and sign to confirm you are happy to share information.

What Happens Next
Once you have passed the referencing process we will prepare the tenancy agreement for signing. This will be sent to you via email, a paper copy can be requested.
At this point we will also send you copies of the property safety certificates, along with the ‘How to Rent Guide’ for your information. Once you have checked and are happy with the contract, we will request payment of the remaining one months rent and your security deposit.

Final Steps
Once cleared funds have been received, we will arrange a mutually convenient date and time to meet at the property for you to collect your new keys and sign any other documentation. We will draw up a full inventory of the property, which will be emailed to you in advance. You will need to sign and return acknowledgment of receiving this before we can release the keys to you. You then have 7 days in which to read and accept or comment on the inventory. You will also need to bring your ‘Right to Rent document for us to see.
We will register your security deposit in a government-approved scheme and send you a certificate within 30 days.

Potential Fees
As a tenant you accept to pay the following charges during your tenancy:
Tenancy amendments:
You will be liable for the cost of a change of tenancy, i.e. a tenant being added or removed. There is a maximum cost of £50 including VAT.
Permission for a pet:
You will be liable for the cost of an administration fee of £50 including VAT if permission for a pet is sought and granted.
Early Surrender
If Early Surrender is agreed, you, the Tenant are liable for the Landlord’s reasonable costs in re-marketing, advertising, referencing for new tenants and the inventory/check-in & check-out. The schedule of charges is listed below.
You are also liable for rent until the day before a new tenant moves into the property.
Re-marketing and advertising/cost of a tenant find service. £350 plus VAT £420.00
Referencing per tenant £50 plus VAT £60.00
Inventory/Check-in:
Single Room: £75 (£90 inc VAT)
Studio: £100 (£120 inc VAT)
One Bedroom: £115 (£138 inc VAT)
Two Bedroom: £130 (£156 inc VAT)
Three Bedroom: £150 (£180 inc VAT)
Four Bedroom + £165 (£198inc VAT)
Check in: £60 (£72 inc VAT)
Check out: £100 (£120 inc VAT) up to 2 beds
Check out: £120 (£144 inc VAT) over 2 beds
Late Rent.
You will be liable for interest payable on any rent or money due under this agreement that is more than 14 days late. This will be calculated on a daily basis at 3% above Bank of England base rate.
Lost or additional keys.
You will be liable for £25 administration & postage fee plus the cost of the replacement key. If you require someone to come out to the property, there will be a call out fee of £60.
